How long should a chemical dwell before you machine the floor?

Dwell time is the period a cleaning chemical is left in contact with the floor after application and before it is agitated or extracted, letting the chemistry break the soil bond instead of the machine. There is no universal figure — the chemical manufacturer's label states the dwell, and that is the number to follow.

What dwell time is

Dwell time — also called contact time, and on disinfectant labels kill time — is the interval between putting a chemical on the surface and doing anything else to it. Cleaning chemistry is not instant. A stripper has to penetrate and soften several cured layers of polish. A pre-spray has to wet out the soil and break its bond to the carpet fibre. A disinfectant has to remain in contact long enough to achieve the reduction its label claims. Dwell is the time that work takes.

The practical consequence is that dwell substitutes for effort. Chemistry given its time does work the machine would otherwise have to do, which means fewer passes, less pad and brush wear, and less operator fatigue. Cutting dwell short does not save time overall — it moves the time from waiting to scrubbing, and usually adds to it.

There is no universal number

This is where most sources go wrong, by publishing a figure. Dwell varies with the product's chemistry and dilution, the soil load, the surface, and the temperature of both the room and the solution. The only party who has tested that combination is the manufacturer of the chemical, and the dwell stated on the product label and in its safety data sheet is the specification. Follow it. A dwell copied from a different product, or from a general article, is not evidence about the chemical in your tank.

Disinfectants are the strict case. Their contact time is a registered claim rather than a suggestion, and a surface that dries before the stated contact time has elapsed has not been disinfected, however wet it looked when it was applied. Where a label offers a range, the longer end is generally intended for heavier soil.

When it matters

Dwell matters most on the jobs where the chemical is doing the heavy lifting: stripping a floor, pre-spraying carpet before extraction, and degreasing. On those, the method is the sequence — apply to a section, let it dwell for the stated period, machine that section while it is still wet, then move on. Getting the sequence right is most of the difference between a job that works first time and one that needs doing twice.

The failure that ruins jobs is letting the chemical dry. A stripper that dries re-deposits the polish it had just dissolved, and the floor then needs a second application to remove what the first one left behind. The standard defence is working in sections small enough that you can machine them before they flash off — and on a hot day, or in a room with strong airflow or direct sun, those sections need to be smaller. Keeping the area wet by reapplying is always preferable to letting it dry.

The opposite mistake is treating dwell as free time. A floor sitting wet with stripper or degreaser is a slip hazard for every minute of the dwell, not only while someone is machining it, so the area stays barricaded and signed for the whole period. Dwell is also the reason these jobs are scheduled out of hours: you cannot compress it, so you have to plan around it.
