What is hot water extraction carpet cleaning?

Hot water extraction is carpet cleaning that injects heated solution into the pile under pump pressure and vacuums it straight back out, carrying the suspended soil with it. POLIVAC's heated extractors hold solution at up to 70°C and run from 220 psi on the Terminator to a factory-set 500 psi on the Predator MK3.

Inject, agitate, recover

The method is one continuous action. A pump pushes heated cleaning solution through jets in the wand and into the carpet pile; the solution wets the fibre, the heat and chemistry release the soil, and the vacuum motors pull the whole lot back through the same wand into a recovery tank in the same stroke. Nothing is left to dry in place, which is the entire point — it is why the technique is called extraction rather than shampooing, and why it is often sold as 'steam cleaning' despite involving no steam.

Three specifications describe an extractor. Pressure at the wand decides how deep the solution penetrates: POLIVAC's Terminator is factory set to 220 psi, the Predator MK2 to 350 psi against a 450 psi maximum, and the Predator MK3 and Terminator Plus to 500 psi against a 600 psi maximum. Heat keeps the chemistry working — the Predator MK3, Terminator Plus and Auto Terminator Plus all carry a thermostatically controlled element designed to maintain water temperature up to 70°C. Vacuum decides how much of it comes back: the Predator MK3 runs two 1,100 W three-stage bypass motors.

The trade-off it makes

Hot water extraction removes more soil than any other carpet method, and it puts the most water into the floor doing it. Everything that follows from that — drying time, reoccupancy, the risk of wicking as residue dries upward, the need to move furniture — is the cost of the depth. Recovery capability is therefore as important as pressure: a machine that lays 500 psi into a carpet and cannot pull it back has made the problem worse, which is why the Predator MK3 carries a 42 litre recovery tank against a 50 litre solution tank.

When it matters

Use hot water extraction for periodic deep cleans and for carpet that has gone past what interim methods can hold — heavy soiling, traffic lanes that no longer respond, spillage and odour work, and end-of-lease or post-incident restoration. It is also the method to use when the requirement is to remove soil from the building rather than redistribute it, which matters in healthcare, aged care and anywhere with allergy or air quality obligations.

Do not use it as the routine maintenance method on a busy commercial floor. The drying window is the constraint: a hotel corridor or an open-plan office cannot be out of service for the time a proper extraction needs, and rushing the recovery pass to save time is what produces wicking, re-soiling and complaints a week later. Interim low-moisture methods exist precisely to fill the gap between deep cleans.

The most common error is pressure worship. Pushing a wand at maximum psi through delicate or loose-laid carpet forces water into the backing and the underlay, and the vacuum will not get it out. Pressure is adjustable on the Predator and Terminator Plus with an external controller for that reason — match it to the carpet, and let the pre-spray and dwell time do the work the pump does not need to.
