What is the difference between burnishing, polishing and buffing?

Burnishing, polishing and buffing all describe running a pad over a finished floor, and the industry uses the three words loosely. The one difference that holds up is pad speed: polishing and buffing happen on a rotary in the low hundreds of RPM, while burnishing runs at 1500 RPM and above to bring up a high gloss.

The three words, and why they blur

All three describe passing a pad over a floor that already carries a finish, so they overlap in ordinary use and no standards body owns the vocabulary. In Australian commercial cleaning the common convention is that polishing and buffing mean low-speed rotary work and burnishing means high-speed work — but that convention is widely followed rather than universal. Plenty of operators and suppliers call any pad machine a buffer, high-speed ones included, and some use buffing specifically for the high-speed pass. The word on its own will not tell you what a person means.

Pad speed will. It is measured, it is published on every spec sheet, and it is not open to interpretation. So the useful question on site is never "is this a buffer or a burnisher" — it is "what RPM does it turn, and what is the pad rated for".

What each speed does to the floor

Low-speed rotary work is mechanical. The pad abrades: it lifts soil, takes the tops off scuffs and leaves a satin sheen. POLIVAC's C25 and PV25 polishers run at 375 RPM and the compact A23HS at the same speed, which is the usual maintenance-polishing range. Drop further, to the 188 RPM of the C27 rotary scrubber, and the same class of machine carries water and a more aggressive pad — at that speed it is cleaning rather than shining.

High-speed burnishing works differently. POLIVAC's straight-line burnishers run at 1500 RPM on the SL1600 and SL2000 and 2000 RPM on the Stealth, and the gas machines reach 2500 RPM. At those speeds friction generates heat, and a finish formulated for high-speed maintenance softens slightly and flows, closing fine scratches into a wet-look gloss. That is a thermal effect rather than an abrasive one, which is why running a burnisher over a finish not rated for high-speed maintenance can haze or powder it instead of shining it.

Buying the difference

A rotary polisher and a burnisher are not interchangeable. A rotary turns a large pad slowly with high torque through a gearbox, and depending on what is fitted it will scrub, strip, spray buff, shampoo or bonnet-clean. A burnisher turns a pad fast under a fixed pad pressure and does one job extremely well. Sites that need both buy both, and the polisher is usually the one bought first because it is the more versatile machine.

When it matters

The distinction changes what you buy and what you can promise. If a specification calls for a high-gloss, wet-look finish, that is burnishing and it requires both a high-speed machine and a finish rated to be burnished — a rotary at 375 RPM will not produce it no matter how many passes it makes. If the requirement is a clean floor with an even satin sheen, a rotary polisher does it and a burnisher is the wrong tool.

The mistake that costs money is buying on the word rather than the number. "Buffer" appears on machines from 175 RPM to 2500 RPM, and a fleet bought on the label can arrive unable to do the job it was bought for. Ask for the pad speed in RPM, and separately ask what the floor's existing finish is rated for. A high-speed burnisher on a soft, low-speed finish will damage it, and that is a chemical compatibility question rather than a machine fault.

The other common error is expecting any of the three to substitute for cleaning. All of them work a pad over a floor, and a pad run over grit becomes an abrasive that grinds that grit into the finish. Sweep or vacuum first, every time — the shine comes from a clean floor, not from more passes.
